Paradise Home Title, LLC, with the assistance of the Florida Underwriters is able to offer Affiliated Business Arrangements set up in the form of a Limited Liability Company (LLC). Paradise Home Title, Inc., acts as the Managing Member of the LLC and the referring business (Mortgage Lender and/or Real Estate Broker) is the Limited Member. The company is incorporated with the Secretary of State, licensed as a title agency with the State of Florida and approved by the Underwriters as an Agency. E & O insurance is purchased and the company has monthly expenses associated with running the agency. Every quarter the expenses are deducted from the profits and a distribution, if applicable, is paid to the members. Please call Tammy B. Saltzman directly to request additional information.

ESCROW SERVICES:


Each Limited Liability Company must have it's own Operating and Escrow Account. The independent accountant will prepare all reconciliations and reporting required by the State of Florida.

CONTRACT/ADDENDUM(S) PREPARATION AND REVIEW:


In house access to all FAR and FAR/BAR forms. Attorney, Tammy B. Saltzman is available to draft Purchase/Sale Contracts specific to each Builder and/or Developer's needs. In addition to the standard real estate forms, we can also prepare Mortgages, Notes, Ammortization Schedules, Escrow Agreements, Pre/Post Occupancy Agreements, Lease Agreements and anything else required to make the deal happen.

ATTORNEY OWNED AND OPERATED:


Attorney, Tammy B. Saltzman, actively participates in the daily management and operation of Paradise Home Title, LLC. She has a hands on approach to all Paradise Home Title, LLC, files and is always available to attend closings, negotiate issues and/or represent your clients when another title company is acting as title agent. She is often reviewing and preparing contracts nights and weekends. There is never a charge for realtor/broker questions or review.

ORDERING TITLE:


A signed contract is all we need to open a title order in our office. For title work requests you can also use our convenient on-line title request forms. Then just fax to our office the contract and prior Owner's Title Policy. For reissue credits we must have the prior Owner's Title Policy with the title request. Title commitments are usually available within 5 business days, but a rush status can expedite requests for 3 day service, 1 day service, even same day service. Expedited title requests may sometimes require a prior Owner's Title Policy.

PROCESSING/CLOSING:


All Paradise Home Title, LLC, processors must have a minimum of 2 years title processing experience and most of our staff have over 5 years experience. All processor are available during and after business hours by cell phone and can easily schedule closings in house, at one of our other closing locations or at another location convenient to the client (realtor office, client's office and/or home). Also, we can usually make arrangements to close nights and/or weekends. All processors and closers have their notary certification.
